A distinct master community context
AHED VILLAS are situated within a larger new eco-city project being developed as part of Oman's long-term strategy through 2040.
A new district with extensive infrastructure and a green framework
Sultan Haitham City is being built as a new "smart" and eco-friendly city in the Al Seeb governorate. The total project area is 1,500 hectares, with an estimated population of around 100,000 people.
The concept includes 20,000 residential units, 19 integrated neighborhoods and 2.9 million square meters of green spaces. The central element is a park around the wadi, and the area is rich in pedestrian and bicycle routes.
An energy-efficient environment is planned using solar energy, water reuse for irrigation, waste recycling and air quality monitoring. Schools, mosques, private kindergartens and medical clinics are planned for residents.
The first phase, including a smart city center of five square kilometers and six neighborhoods, is scheduled for completion by 2030, with full completion targeted for 2045.
