This is the first commercial project where a design philosophy previously applied to residential spaces is reimagined for an office tower. The main priorities are abundant natural light and absolute flexibility of layouts.
The building is a considered vertical composition: two basement levels, a four-storey podium, a grand ground floor and an amenities floor on the fifth level, above which the office blocks rise. Vertical transport is provided by seven passenger and one service elevator, and resident infrastructure includes 270 parking spaces, bicycle parking and EV charging stations. Completion is scheduled for Q2 2028.
The tower offers an exclusive "one floor — one owner" format with the option to divide a level into 7–8 independent units. Typical floor areas range from 1,147 to 1,155 m². Unique duplex spaces on levels 10–11 and 12–13 reach 1,917–1,989 m². Ceiling heights are 3.7 m in standard offices and an impressive 8.4 m in duplexes.
Engineering solutions are aimed at a seamless user experience: a smart elevator system minimizes wait times and high-speed Wi‑Fi is available throughout the building. Security is provided by advanced facial recognition and video analytics systems with visitor counting, object tracking and behavioral analysis features.
The fifth level transforms the office into a "business club": it houses a fitness center, a yoga studio with outdoor terraces, saunas with changing rooms, landscaped relaxation terraces, a café and a lounge area. There's coworking space for informal meetings and a children's area and play terrace for staff with kids.
Eaton Square is developing in MBR City (Mohammed Bin Rashid City), one of Dubai’s recognizable districts.
